Environmental Due Diligence

Environmental Due Diligence is an integral part of every real estate transaction.  Our Phase I ESA’s are performed to the strictest ASTM guidelines and include a record review, site reconnaissance, historical review, the performance of interviews and the presentation of the findings in a Phase I ESA Site Assessment Report.  The Phase I ESA can be completed as fast as one week. 

Touchstone has performed over 1,000 Phase I’s and Phase II’s and over this time has experienced almost every kind of project and Recognized Environmental Condition.  Touchstone Environmental has worked with properties ranging from apartment buildings with petroleum tanks to large multi acre Brownfield Projects with soil, groundwater and vapor conditions and everything in between including gas stations, former/active dry cleaners and abandoned lots.   With this experience we can help decipher through RECs that will impact your real estate investments and RECs that can easily be managed after closing. 

When necessary, Touchstone can also complete Phase II ESA’s.  The Phase II ESA are also performed to the strictest American Society for Testing and Materials (ASTM) guidelines and can include the performance of Ground Penetrating Radar, the installation and sampling of soil probes, groundwater probes and soil vapor probes.  The results of the Phase II investigation will be presented in a Phase II ESA report.   When necessary, the Phase II ESA will include recommendations for remediation and a cost estimate for the remediation.   The Phase II ESA can be performed a quick turn around time.

Subsurface Investigations

When a regulatory agency requests for subsurface investigations to be performed you need Touchstone on your side.  Our team of NYS Professional Geologists and environmental scientists have worked closely with the NYSDEC and NYCOER on soil, groundwater and soil vapor investigations.  Our services include the coordinating with the NYSDEC on spill sites and the NYCOER on Little E designated sites, the preparation of work plans, the performance of soil, groundwater and soil vapor investigations and the preparation of the Subsurface Investigation Reports.

Remediation Services

Site remediation can often be the most expensive part of your project and when not properly budgeted for can also be the biggest hurdle.   Touchstone prides itself in providing remedial costs that can be built into construction budgets prior to the start of development.   Our innovative remedial services including the cleanup of properties with contaminated soil, groundwater and soil vapor.  We can provide remedial investigations, the excavation of underground storage tanks, the excavation and disposal of contaminated soil and the remediation of groundwater through the injections of remedial solutions.  We also oversee the emergency spill cleanup of petroleum or hazardous waste material spills.
